Our client needed to obtain retrospective planning permission and Listed Building Consent for the change of use and conversion of former barns.
They wanted to create a flexible community space to use for events such as pilates/art classes/music workshops at a listed country estate outside of Colwall.
They also wanted to open a cafe on the site and obtain full
planning permission for the holding of wedding events in the walled garden.
It was important, within the scheme, to ensure the preservation of the listed buildings.
What we did
We were originally called upon for advice and assistance relating to the marquee application.
As part of our work we carried out diligent planning history research on the site.
We discovered the fact that the barn conversion did not have the planning permission that the client had understood it did.
Sarah acted as lead consultant through the planning process, including the appointment of the consultant team – the architect, ecologist, and transport consultant.
Sarah led negotiations with the Local Planning Authority, including pre-application consultation, site visits, and meetings.
How we added value
Two planning applications and a Listed Building Consent application were submitted, with all permissions being secured from a supportive Council.
The detailed planning case, robust transport assessment, and engagement with the Local Planning Authority were critical in obtaining the planning permissions.
The granted permissions secured the existing and future business plans alongside the preservation and maintenance of this key listed building complex.
